- How long should a real-estate listing description be?
- The sweet spot is 150–220 words. Long enough to set a scene; short enough that a scrolling buyer reads it. MLS character caps vary by region, but most agents land in this range regardless. Longer isn't better. Buyers skim. Lead with what's specific to this home, not what's true of every home.
- What makes a good listing description?
- Specificity. "Renovated kitchen" is filler — "kitchen redone in 2024 with the same butcher block the owner used in their café" is a description. The best descriptions sound like the agent walked through the house and noticed things. Avoid clichés ("gem", "oasis", "must-see"). Avoid exclamation points. Trust the buyer to read.
- Should I write different descriptions for different audiences?
- Yes — within reason. The same 4-bedroom home reads differently to a family imagining school runs vs. an investor calculating cap rates. We generate three variants so you can pick the one that fits the buyer for this market. We don't recommend mixing audiences into one description. Pick the most likely buyer and write to them.
- Will an AI-generated description hurt my SEO or sound generic?
